Job DescriptionThe Estimator/Construction Manager is responsible for reviewing and scoping potential acquisition of Single Family Residential properties as well as overseeing and managing the subsequent repair and construction efforts post purchase. The estimator/project manager will also be responsible for similar scoping and work performance pertaining to turnovers and major maintenance projects. The estimator is a key factor in determining a potential acquisitions overall condition, potential to perform, and ensuring a property and its renovation scope and budget are both adhered to and sufficient to obtain the projected rent and minimize property maintenance.Core Responsibilities: Inspect new and already acquired single family residential property to determine functionality and condition of all major mechanical and cosmetic components of a property and the encompassing grounds and lot. Inclusive of opinions of neighborhood, house layout, and general home quality and desirability Create estimates, budget, and rent ready scopes of work in conjunction with above inspection. Schedule, oversee, manage, and coordinate work performance on existing(turn) and newly acquired homes through 3rd Party General Contractors and sub-contractors. Manage and further develop contractor and subcontractor network. Report, record, and communicate based upon company guidelines.Basic Qualifications Minimum 5 years construction/renovation experience. Minimum 2 Years of in market operational experience. Ability to Test and diagnose major home systems and mechanicals including but not limited to HVAC, roof, plumbing, electrical, and foundation. Deep knowledge of residential construction codes, costs, and pricing. Tech Savvy- Ability to maneuver standard Windows and Microsoft Office Suite in addition to mobile inspection/communication tools on iPhone or iPad. Must have a driving record in good standing. Availability to work a flexible schedule including evenings and weekends as needed. Physical requirements may include light lifting of supplies and materials up to 25 lbs. Entrepreneurial spirit – think like an ownerPreferred Additional Qualifications Prior or current GC experience or similar (new construction, superintendent, foreman). Experience in logistics, operations, and/or project management. Ability to self-perform basic handy-man repairs on vacant or occupied homes.
