Job DescriptionEssential Duties and Responsibilities:Include but are not limited to the following:· Communicates effectively and appropriately with client, client tenants and third-party contractors.· Ensures safety training and safety policies are communicated and followed.· Ensures facility maintenance according to established standards.· Identify deficiencies through regular and thorough inspection of building premises.· Works to optimize Preventative Maintenance Program.· Provides leadership and direction to all trades persons assigned to him/her.· Manages skill sets to tasks.· Follows through on maintenance needs and deficiencies as appropriate.· Maintains operation and maintenance manual for all equipment.· Record all tests, scans and inspections.· Maintains all tests, logs and manuals in an efficiently organized manner.· Ensures accurate and timely documentation.· Strong working knowledge of plumbing system· Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required.· Performs preventative maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to store room and advising the Maintenance Manager of any equipment problems.· Assists with the development of site performance metrics based on services and repair work-order data.· Maintain and utilize “spares” inventory control system for the site.· Installs and repairs plumbing/piping/tubing; installs and rebuilds pumps and motors; installs and rebuilds air compressors and heat exchangers; replaces bearings in all types of motors; replaces seals on pumps and motors; installs and repairs wiring, valves, filters, hot water systems and associated controls.· Assists other mechanics and technicians with major repairs and maintenance of building and equipment.· Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.· Maintains tools and orders supplies as required for installation and repairs.· Complies with departmental policy for safe storage, usage and disposal of hazardous materials.· Follows safety practices, and utilize personal protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (ie fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)· Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.· Utilizes company policies and procedures to maintain a safe work environment:1. Energy Control- Lock-Out-Tag-Out2. Fire Mitigation- Hot-Work Permitting3. Site/Personnel safety-Job Safety Analysis (JSA)· Perform other various duties as assigned by supervisors.Qualifications:· Journeyman plumbing license preferred· High school diploma or equivalent· Must pass background and drug screening process· Must be 18 years of age· Knowledge of computer systems, building management system software and use of Microsoft Office products· 3 years previous experience with facility maintenance· Potentially work shift schedule which could include evenings and weekends· Physical requirements include standing, walking, stooping, climbing stairs/ladders and the ability to lift/carry heavy loads of 50lbs or more.Company DescriptionCamelot Services, Inc. incorporated in 2003 for the purpose of providing high quality, professional, property and facilities management to clients who want customized, cost-effective service.
