With your demonstrated skills of customer service, sales, attentiveness, and professionalism you will help prospective residents transition to their new home. General Job Description:
The House Leasing Consultants primary responsibility is to lease qualified residents houses from the portfolio in a timely manner. Each leasing consultant will be responsible for hitting their daily goals assigned by management and keeping an upbeat environment. The House Leasing Consultant is also expected to communicate any deficiencies or concerns about any houses listed for rent to their immediate supervisor. A successful House Leasing Consultant will process 20 : 30 applications and rent 10 : 15 houses, per month. To achieve these metrics, the House Leasing Consultant will need to ensure over 50 documented lead communications per day. The House Leasing Consultant will be expected to process all applications by gathering and filing all required documentations from the applicant, process any rental and employment verifications, ensuring the documents authenticity and accuracy, submitting the application, and acquiring any additional information from management. Upon the completion of an approved application, the House Leasing Consultant is expected to prepare the lease, review lease with management, and finally, walk the resident through the leasing signing process.
Essential Duties and Responsibilities:
Answer customer inquiries via telephone calls, internet submissions, e:mails, and in:person requests in a friendly and professional manner; perform follow:up actions for each contact. All requests need to be have a follow:up contact within 24 : 48 hours
Helps with viewing properties by setting appointments; providing property statistics and leasing information; highlighting benefits, such as location, surrounding attractions, transportation, access, and property amenities
Apply sales techniques to find the right property that meets the prospective residents needs and budget, schedule showings, submit applications, overcome objections, and answer any questions
Achieve daily, weekly, monthly individual leasing targets as defined by management
Remain organized, maintaining and coordinating multiple schedules, files and subsequent paperwork, and tasks
Documentation Management
Maintain accurate and up:to:date resident guest cards, while continually updating all communications on the card
Enter and update into the Property Management System all data, communications, or any other relevant information for any resident or potential resident, in accordance with company policy
Maintain all resident information including applications, supporting information, leases, or any other information pertaining to the resident or lease per policy. This includes creating the initial resident file
Application Processing
Collect and gather all required information from prospective residents for applications processing. Complete all forms and needed data entry for application processing
Accept, prepare, verify, and qualify any application including all rental and income verifications, applications need to start being processed within 24 : 48 hours of submission
Daily follow:up and documentation ensuring the applicants have submitted any outstanding information. All information gathered should be accurate, timely, and documen
