Job Description:/h3:
Assists Director in managing the propertys budget guidelines throughout the year and making sound financial decisions to increase the NOI
:Handle collections and fees. post rents, account deposits and reconciliation, process invoices and payable, and all financial reporting
:Leads rent collection efforts, specifically with delinquent residents
:Assists Director with evictions, utility cut:offs and landlord liens as required on delinquent rents

:Serves as back up for Community Director
:Provide leadership to their team by modeling, communicating and protecting City Gates Organizational Process and Procedures
:Assists Community Director in appropriate training and development of staff to meet intellectual, emotional needs for each team member
:Regular and predictable attendance with professional appearance and attitude

:Maintain relevant knowledge of application, lease and all applicable Texas property code laws as well as the TAA Redbook and applicable forms
:Review and maintain all resident files
:Handle all billing questions, move:outs, notices, lease cancelations and evictions
:Maintains records on all aspects of management activity on a
daily/weekly/monthly basis. Submits required and requested reports before expected.
:Handle all resident concerns
:Communicate all challenges affecting the successful operation of the Property to the Director as soon as possible.
:Ensure all required city/county/state permits (multifamily license, pool/spa, boiler, etc.) are current at all times
:Updates Resman online system daily and manages the input of applicable data into the system daily.
:Efficient and timely processing of all forms, reports, and administrative information

:Ensure that the appearance and physical aspects of the property meet City Gates established standards by physically walking/inspecting the property daily : vacant units must be walked at least 1x/month for security and utility purposes.
:Schedule and monitor all maintenance activities daily and inspect the maintenance shop monthly with the Lead Maintenance Supervisor
:Report all liability and property incidents to the Manager immediately. Ensure that all occupational injury claims are reported to Zuman immediately and follow instruction of the on the job injury process
:Assist Director in Conducting monthly safety meeting and complete Safety Checklists with Maintenance Supervisor

:Greet prospective residents, qualify and determine their needs and preferences, then professionally present the property and specific units pointing out the features and benefits.
:Maintain a professional (clean and organized), yet personal (friendly) atmosphere in the leasing office and other areas where prospective residents may meet current residents.
:Inspect models and made:ready units daily to ensure they meet City Gate standards
:Conduct outreach marketing as assigned by the Community Director
:Maintain awareness of local sub:market conditions and trends to make recommendations to Community Director for marketing property and improving resident satisfaction
:Answer incoming calls and handle each whether it is a prospective new resident, current resident with a complaint or service request, vendor/suppliers, etc. Transfer calls to Community Director when appropriate.

:Handle resident concerns escalated by On:site team members
:Maintain positive customer service and can do attitude at all times
:Inspects with residents for all move:in/move:outs
:Review all notices to vacate to determine cause and recourse
:Assist Director in facilitating all
