Under the direction of the Director of Facilities, the Branch Development Specialist is responsible for the day:to:day operations of real estate portfolio consisting of approximately 300 branches, manage relationships with branch, regional and divisional managers while acting as the liaison with the in:house commercial real estate broker. Assist field in guiding retail branch locations through the Real Estate transaction process in the areas of onboarding new lease negotiations, lease renewals, branch relocations, branch expansions, reconfiguration of space, branch closures, mergers, conversions and assignments.Work with Management in confirming needs for all branches via branch approval processMaintains working relationships and is the onboarding single point of contact for the fieldLiaison to back office groups and Production staffAnalyze performance of onboarding activities and documented resolutions, identify problem areas, and devise and deliver solutions to enhance quality of service and to prevent future problemsRespond to branch onboarding issues via phone and/or email as neededCoordinates activities in support of the onboarding processMonitors updates and manages in the coordination of key milestones within project schedules via FootPrints databaseContinual monitoring of critical dates, providing advance notice to management of upcoming decisions which need to be made and recommending appropriate action(s)Manage production expectations by facilitating weekly pipeline meetingsProvide Management with weekly project status reports by Division/Region to confirm project status updates for Branch Startups, Branch Closures, Renewals, Relocations and ExpansionsMay negotiate leases, renewal and/or terminations including amount to be paid, length of term, tenant improvement allowances and/or landlord work, etc.Administers leases, analyzes lease clauses, prepares reports, enforces tenant compliance and performs landlord obligations.Directs the risk management by providing an array of corporate Real Estate solutions including working with Divisional, Regional, Area and Branch Management in developing a comprehensive database plan which includes comparative Real Estate and statistical data reports allowing them to minimize risk, maximize profitability and successfully manage their perspective division, region and areaCoordinate lease negotiations and work with field management providing them Market Comparison Reports, Market Detail and Market Survey Reports for Due Diligence; financial analysis; coordinate property tours, as well as, all lease transaction servicesInterfaces with real estate broker(s) to assure branch and company goals are metManage field construction process relative to new branches, relocations and branch expansionsAbility to read construction drawings; interact with architects, designers and contractorsReview and authorize for payment landlord billings for rent, insurance and real estate taxes.Prepare, review and/or abstract into property database leases, lease amendments, renewal option exercise, letter agreement, notices, etc.Maintains complete and accurate property file records.Responsible for managing all procedures related to collecting, prioritizing and resolving requests including ongoing process review and improvementImplement methodologies to improve customer perceptions and build strong internal relationshipsInitiates and promotes continual process improvement within the departmentCultivates, leverages and promotes positive working relationships with the field and corporate departmentsDemonstrate a positive, professional, and client:oriented attitude about the company with co:workers, branch teams, clients and publicOther duties as assigned BachelorsA? degree or equivalent work experience5+years Real Estate Administration and Construction Management experience in a similar environmentFamiliar with a variety of the fieldA?s concepts, practices and procedures; relies on extensive experience and judgment to
